The General Plan explains <br />that the area will not remain entirely static and that it is expected that there will be a range of <br />proposals to replace, renew or modify development in these areas. (V-71) The proposal to <br />rezone from IL to RS(PD) will phase out industrial sites which is adjacent to existing single-family <br />neighborhoods to the west and south. This will be compatible with the other existing single- <br />family uses in the vicinity. The rezone will encourage a beneficial change towards low -density <br />residential development, which will protect the existing area from any more potential impacts <br />from industrial uses such as noise and truck traffic, which has been found to erode the stability of <br />residential uses. <br />Permits and/or Variances Granted <br />• The proposal will include exceptions to the RS District requirements for minimum lot size, <br />width, and setbacks, and maximum lot coverage. For example, the proposed single-family <br />parcels will be less than 5,000 square feet in area, less than 50 feet in width, have less than 20- <br />foot front yard setbacks and less than 15 foot rear yard setbacks. In exchange for these <br />reduced standards, a significant common park area is proposed within the project. <br />
