CONDITIONS OF APPROVAL <br />PD-99-8 <br />Northeast corner San Leandro Boulevard and Thornton Street <br />Westco Community Builders <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibits A through F dated January 21, <br />2000, except as hereinafter modified. <br />Exhibit A — Site Plan <br />Exhibit B — Floor Plan for interior units <br />Exhibit C — Floor Plan for end Unit <br />Exhibit D - Building Elevations <br />Exhibit E — Architectural Enhancement Details <br />Exhibit F — Landscape Plan <br />B. The Developer shall be responsible for assuring that any successor in interest who assumes <br />responsibility for this zoning approval is informed of its terms and conditions. <br />C. Construction shall commence within one-year following City Council approval and shall <br />be substantially completed within two years. For the purpose of compliance with this <br />condition, commencement of construction shall be defined as pouring or construction of a <br />substantial portion of the building foundation structures. <br />II. SUBDIVISION MAP <br />A. Prior to issuance of a building permit, the developer shall record a Subdivision Map in <br />accordance with the California Subdivision Map Act and the City's Subdivision <br />Ordinance. <br />B. The applicant shall conform to the recommended conditions in the City Engineer's <br />Report and Recommendation for Tentative Tract Map 7183 attached as Exhibit A. <br />III. PERMITTED USE <br />A. This approved Planned Unit Development is to construct five townhouses with units to be <br />sold on individual lots. <br />B. Construction of the project shall remain in substantial compliance with the approved <br />plans and exhibits. Any significant change to the project design, materials or colors shall <br />be subject to the review and approval of the Planning Commission.
