PD-99-8 January 21, 2000 <br />Conditions of Approval Page 3 of 4 <br />A. Prior to issuance of a Certificate of Occupancy, the following shall be completed to the <br />satisfaction of the Police Department: <br />1. Illuminated address numbers shall be provided on the front of each unit clearly visible <br />from the street. <br />2. Front door viewers shall be provided at every front door entry. <br />VII. LANDSCAPING <br />A. All trees, including the street trees, shall be a minimum size of 24-inch box. <br />B. A minimum of one tree shall be planted in the back yard of each of the 5 units. <br />C. A landscape and irrigation plan for the front yards and the street side sideyard shall be <br />submitted for review and approval of the Development Services Director. The irrigation <br />system shall be on a automatic controller. <br />D. All landscaping shall be maintained in conformance with the approved landscape plan at <br />all times. <br />GENERAL CONDITIONS <br />A. All exterior lighting shall be directed downward and away from adjoining properties. <br />B. All exterior mechanical equipment such as air conditioning/heating units and <br />radio/television antennas shall be screened from view so as not to be visible from <br />adjacent properties or streets to the satisfaction of the Development Services Director. <br />C. In the event that archeological or historical resources are discovered during construction, <br />work shall be suspended and a qualified archeologist or historical shall be hired at the <br />applicant's expense to examine the findings and to recommend appropriate mitigation. <br />D. Prior to approval of the final map, five copies of the proposed Conditions, Covenants and <br />Restrictions (CC&R's) shall be submitted for City staff review and approval. The <br />CC&R's shall include design controls for homeowners who intend to construct patios, <br />storage sheds, fence alterations and other exterior changes, which may affect the <br />appearance of the planned unit development.
