The exception is the duet homes <br />that have a single car garage with an 18-foot deep apron in front of the garage for additional <br />uncovered parking. The number of parking spaces per unit is 3.6. This includes garage parking, <br />driveway apron parking where applicable, on -street parking and the parking provided at the two <br />proposed parks. <br />All of the units would be two stories with stucco walls and brick and stone veneer accents. The <br />rear and side of the units facing Fremont Avenue have been enhanced to improve their <br />appearance from this arterial street. Roof material would be concrete tiles. <br />An 8-foot high masonry wall would surround the project. The wall would provide security for <br />the residents and noise attenuation from traffic on Fremont Avenue, Washington Avenue, the <br />Southern Pacific railroad, the adjacent shopping center and the Service Center. Landscaping <br />would be placed outside the wall on Fremont Avenue and on Chapman Road. <br />The applicant proposes to make a number of street frontage improvements on both Fremont <br />Avenue and Chapman Road. The improvements would enhance the appearance of the project <br />from the surrounding streets and reduce the impact on the surrounding area: <br />■ Undergrounding of all overhead utility lines on the project frontage on Fremont Avenue. <br />This will improve significantly the appearance of the development from the street. <br />■ Construction of an 8-foot high wall along the rear of the existing Floresta Gardens homes that <br />back onto Fremont Avenue and front on Del Monte Way. The wall will extend from Floresta <br />Boulevard on the south to the curve in Fremont Avenue on the north, and will replace the <br />variety of wood fences that currently exist along the rear yards of the affected homes. <br />■ Planting of 24-inch box specimen trees at 20 feet on -center along the Fremont Avenue <br />frontage of the project. <br />■ Construction of sidewalk along the Chapman Road frontage of the project. <br />Planning Commission Concerns <br />The Commission supported residential use on the property over industrial or commercial <br />development.
