2180 Merced Street 2 02/ 10/98 <br />A-97-11/PD-97-9 <br />beverages has existed on the property as incidental in nature. This application does not include the <br />sale of alcoholic beverages. <br />Pursuant to the Zoning Code, a drive -up facility is conditionally permitted on a property zoned IG <br />District (Section 2-714 E.). The convenience store, however is not a permitted or conditionally <br />permitted use in the IG District. The applicant is therefore requesting the following: <br />A. To rezone the property from IG General Industrial District to IG (PD) General Industrial, <br />Planned Development Overlay District; and <br />B. A planned development to include a convenience store on the property. The drive -up <br />facility was included with this Planned Development application to streamline the <br />process and negate a separate hearing for a conditional use permit before the Board of <br />Zoning Adjustments (BZA). <br />The property is presently accessed by four driveways from Marina Boulevard and Merced Street. <br />The site plan will accommodate the proposed drive-thru lane in a counter -clockwise direction <br />around the building. The ordering/pick-up window will be located at the rear of the building and <br />the queuing at this point will be for a minimum of five standard vehicles. Nine off-street parking <br />spaces will be provided. <br />The existing building and a small addition for the order/pick-up window at the rear will give the <br />building a foot -print area of 1,784 square feet. The new interior will consist of a sales area, a walk- <br />in cooler, a coffee counter and a cashier's area. The coffee counter would provide customers with <br />already -prepared, ready to eat foods, such as donuts, pastries, other snack items and coffee drinks <br />for customers inside the store or using the drive-thru lane. <br />The roll -up doors at the front side of the building will be removed. The front elevation will be <br />changed to a new store front with windows and glass doors (See Exhibit D - Elevations). The <br />exterior walls will be finished with colored stucco (cement plaster). The colors of the building will <br />be white and a light gray for a band that goes around the whole building. The metal fascia band at <br />the building's storefront and drive-thru window will be red and yellow. These colors are derived <br />from the FLYERS logo that Nella Oil uses. <br />The new canopies will be similar in height to the existing ones, but will cover a larger area <br />overhead to improve cover over the fueling areas. The canopies will be white with blue and red <br />associated with the EXXON trademark. The fuel dispensers will receive a similar treatment, but <br />with a reduced version on top. The CFN trademark will be blue and refers to the "Card Fueling <br />Network." <br />The applicant intends to retain the 24-hour sale of gasoline. The sale of products inside the store <br />will include foods, beverages and sundries. <br />- 2 <br />
