' Casa Peralta - 2 - June 17, 1996 <br />Since the City Council action of December 4, 1995, work has been underway on the Priority <br />1 Collapse Hazards items which includes work on the perimeter wall, the main house, the <br />tower structure, and storage buildings. The second phase of improvements includes <br />construction of a caterer kitchen and bathroom remodeling to comply with the ADA <br />requirements, and to improve the facility's ability to serve the public. This second phase of <br />improvements design is complete with construction dependent on City Council approval. <br />1. Perimeter Wall <br />The seismic strengthening of the wall consisted of straightening the entrance gate, replacing <br />the top 1.5' of wall with wrought iron fencing, securing the wall with a system of concrete <br />piers, and painting. Bids were received on December 20, 1995, and a contract was awarded <br />to McNely Construction for $163,210. <br />Construction is progressing with all structural elements completed. Remaining major items <br />of work consisting of fabrication and installation of the wrought iron fencing, and landscape <br />restoration are to be completed in June. <br />As the construction progressed, a number of construction issues arose which required design <br />modifications and changes to the construction. Most notably was the underlying condition <br />of the wall. Construction materials and methods in the existing wall required that the <br />pilasters be replaced, and the top of wall refinished to make the wall seismically stable and <br />aesthetically acceptable. Due to the construction methods of the existing gate, a portion of <br />the entry walk had to be replaced because of the uneven walk surface. The additional <br />construction costs for the work is $38,939. <br />2. Building Seismic Strengthening <br />Seismic strengthening of the building consisted of bolting the buildings to their foundations, <br />installing various shear walls, removal of brick chimneys, and replacement of the clay tile <br />roof. Bids were received on January 18, 1996. The low bid of $75,422 was submitted by <br />John Plane Construction, Inc., who began work on March 18, 1996. <br />As with the wall project, all seismic work has been completed. Contract items to be <br />completed include exterior painting and a portion of the roof replacement. <br />Due to the age of the house, a number of conditions arose that required additional costs to <br />repair to complete the project. Additional costs were incurred repairing concealed dry rot <br />in foundation areas, archways, and the cupola above the tower and additional anchor bolting. <br />The dry rot and water damage is so extensive in one of the two storage buildings, repairs are <br />infeasible and the structure must be removed. The removal of this building is proposed to <br />be done during the ADA upgrades. In addition, the gas service between the meter and the <br />main house had to be replaced due to a gas leak caused by deteriorated piping. The cost <br />of the additional work related to this phase of construction is $38,500. <br />3. A UDgrading / Kitchen Improvements <br />
