B. Grading Permits shall be issued for the site subject to all applicable <br />regulatory agencies pre -grading requirements having been met. <br />C. Applicant and successors in interest shall be responsible for maintenance of <br />all subject property owned by applicant and all infrastructure to be built on <br />said property. <br />D. Monument setting guarantees shall be provided for each final map as directed <br />by the City Engineer. <br />E. Sanitary sewer service to the development shall be provided in compliance <br />with the approved Revised Master Sanitary Sewer Plan, dated October, 1995, <br />and as directed and approved by the Oro Loma Sanitary Sewer District. <br />F. Storm drainage service to the development shall be provided in compliance <br />with the approved Revised Master Storm Drain Plan, dated October, 1995, <br />and as directed and approved by the Alameda County Flood Control District. <br />G. Prior to the construction of any model homes or units for sale in Phases 2A, <br />2B and/or 3, Bayfront Drive and the public pathway from Lewelling <br />Boulevard to the Shoreline Trail shall be fully improved, including storm <br />drainage as shown on the approved Revised Master Storm Drain Plan, dated <br />October, 1995, to the satisfaction of the City Engineer and the Development <br />Services Director. <br />H. Prior to, or concurrent with, the approval of the first final map for any one of <br />Phases 2A, 2B, or 3, Subdivider shall provide a public access easement over <br />Bayfront Drive and the public pathway from Lewelling Boulevard to the <br />Shoreline Trail to allow for public pedestrian and vehicular ingress, egress <br />and parking for Shoreline Trail and Interpretive Center access. <br />I. Prior to the approval of the first final map for any one of Phases 2A, 2B, or <br />3, Subdivider shall submit Improvement Plans for the Storm Water Treatment <br />Pond to be constructed in Phase IB, also known as Vesting Tentative Map <br />6648, to the City Engineer for review and approval. Prior to occupancy of <br />the first model home in any one of Phases 2A, 2B, or 3, said Pond and the <br />appurtenant drain system, including easements and/or releases as necessary, <br />shall be fully complete and functional to the satisfaction of the City Engineer <br />and Alameda County Flood Control. <br />Conditions of Approval <br />PD-91-3 PDP - Phases 2 and 3 <br />December 8, 1995 <br />Page 5 of 11 <br />2'7 5 <br />
