completed prior to occupancy of any of the housing units in the Roberts <br />Landing Residential Development. <br />I. The soundwalls identified in GDP EIR mitigation measure 3.6.6, and as <br />modified in the SEIR for Phases 2 and 3, shall be constructed prior to <br />occupancy of any homes in Phase 2 or 3. <br />J. Within one -month of occupancy of the final unit, a survey of residents shall <br />be conducted to determine their transportation needs. This survey shall <br />specifically address establishment of a private shuttle bus service to BART <br />and other public transit facilities. The survey shall be reviewed and approved <br />by the Transportation Administrator prior to distribution and the results and <br />implementation of the survey shall also be subject to the review and approval <br />of the Transportation Administrator. <br />K. Prior to the sale of any units, information regarding risks identified in # 18 of <br />the Initiative approved by San Leandro voters in April of 1994 shall be <br />provided to prospective purchasers. The developer shall make this, and other <br />background information, available to prospective purchasers. Prior to final <br />subdivision map recordation, this notice shall be provided as part of the <br />CC&R's or as a restriction on the title. These notices shall be reviewed and <br />approved by the City Attorney prior to the sale of any units and prior to final <br />map recordation. <br />L. The roof design of one of the house designs of Phase 2A shall be modified to <br />include a gabled roof. The details of the revised architecture shall be <br />reviewed and approved by the Director of Development Services prior to <br />issuance of building permits for Phase 2A. <br />M. A modified plan for play structures for Phase 3 shall be created to provide <br />more varied activities,- including slides, climbing apparatus, and other play <br />structures. This plan shall be subject to the review and approval of the <br />Community Services Programs Manager and the Development Services <br />Planning Manager prior to the issuance of building permits for Phase 3. <br />N. Planting and maintenance of rear yard landscaping in- Phase 3 that may be <br />visible to adjoining properties shall be addressed in the CC&R's for Phase 3 <br />O. The details of the interpretive program for the interpretive center shall be <br />required prior to issuance of building permits for the construction of Bayfront <br />Drive and shall be subject to prior review and approval of the Development <br />Services Director. <br />Conditions of Approval <br />PD-91-3 PDP - Phases 2 and 3 <br />December 8, 1995 <br />Page 7 of 11 <br />277 <br />
