D. Lessee shall design and construct within the Site parking facilities to City of <br />San Leandro specifications. Said parking facilities shall include pedestrian <br />walkways, lighting and irrigated landscaping. <br />E. Lessee shall provide one or more enclosed area(s) which shall be used for the <br />handling, storage, and disposal of trash and refuse. Said area(s) shall at all <br />times be kept in a clean and sanitary condition and shall be designed to drain <br />solely into the sanitary sewerage system. Said area(s) shall be secured at all <br />times and enclosed so as not to be visible to the public. No sidewalk or street, <br />parking area, gangway, or deck in the vicinity of the demised premises shall be <br />used by Lessee for storage or cleaning purposes. <br />F. Lessee may locate one permanent sign outside of the leased premises in a <br />location at the Marina to be approved by City. Lessee shall erect, <br />immediately after approval of this lease by City, a temporary sign on the <br />demised premises to provide notice to the public that a hotel will be <br />constructed thereon. Design of said sign shall not be subject to prior approval <br />of City, but said sign shall comply with all City codes and shall not be less than <br />thirty-two (32) square feet in area. Said temporary sign shall be removed by <br />Lessee prior to opening the hotel for business or when requested by City, <br />whichever shall first occur. <br />G. All improvements shall be constructed in accordance with the laws of the State <br />of California and the United States regarding access to public accommodations <br />for physically handicapped persons. <br />H. Prevailing Wage Requirements: Lessee agrees that in the performance of work <br />under this Lease, Lessee shall comply with: <br />(1) The Public Work Prevailing Wage Requirements, which are the applicable <br />prevailing wage requirements of California Labor Code Sections 1720 et seq., <br />and City of San Leandro Ordinance No. 85-039, as amended and which <br />generally apply to construction, costing more than $5,000.00 which is made <br />on or to City property and the cost of which is paid for in whole or in part by <br />the City's advance or reimbursement to Lessee or by credit against rent or <br />other sums due the City; and <br />(2) The Private Work Prevailing Wage Requirements of this Lease which <br />generally apply to all construction, other than construction to which the Public <br />Work Prevailing Wage requirements apply, which is made on or to City of San <br />E <br />
