Below is summarized the private assemblages to be undertaken by the Auto Dealer, followed by a <br />summary of the overall site and the proposed development concept. <br />1. Private Assemblage <br />Separately from the 1.32 acre Agency Assemblage, the Auto Dealer is privately assembling <br />additional adjacent land along Marina Boulevard for the purposes of developing four auto <br />dealerships ("Private Assemblage"). <br />The Private Assemblage comprising the site are identified as follows: <br />1302-1314 Marina Boulevard (2001 Wayne Avenue according to County Assessor <br />records), an "L"-shaped parcel with frontage on the north side of Marina <br />Boulevard between Wayne Avenue and Interstate 880. The parcel also has <br />frontage on the west side of Wayne Avenue north of Marina Boulevard. This <br />parcel is 159,430 square feet (3.66 acres) in size. The parcel is currently <br />improved with several single -story concrete block and metal industrial buildings <br />and a two-story wood -frame office building. The Auto Dealer is reportedly <br />going to construct three auto dealerships on this site. <br />The Auto Dealer is also considering purchasing or leasing additional parcels <br />without Agency financial assistance. The Auto Dealer is in lease negotiations for <br />1200 Marina Boulevard and is interested in a site for vehicle storage. If the <br />Agency is able to obtain a lease for the unused portion of the GM Training Center <br />site at 1444 Marina Boulevard, the Agency can then sublease the land to the Auto <br />Dealer, to be used for vehicle storage. The status of these parcels are in varying <br />stages of commitment. Therefore, they are excluded from this analysis. <br />2. Agency Assemblage <br />The Agency Assemblage parcels contain 1.32 acres (57,370 sq.ft.), as described <br />above in Section IV. <br />3. Total Site <br />The overall assembled site to be developed by the Auto Dealer consists of 4.98 acres (216, 800 <br />sq.ft.) in parcels to be developed with automobile dealerships. This does not include 1200 Marina <br />Boulevard or any portion of 1444 Marina Boulevard.
