2. Conduct regularly scheduled project team meetings at weekly intervals to monitor progress, <br />review progress prints, and resolve project related issues as they arise. <br />Update the project cost estimate on an ongoing basis. Recommend adjustments to design or <br />scope when necessary to stay in budget. <br />4. Prepare monthly project cost reports which identify committed costs to date and projected <br />costs to completion on a line item basis. <br />5. Monitor the project schedule on an ongoing basis. Recommend revisions or logic changes as <br />necessary to maintain the schedule. <br />6. Manage the day to day details of the project. prepare correspondence, meeting minutes, <br />report and other documentation necessary to control the project. <br />7. Advise City staff and make recommendations when policy or design decisions are required. <br />8. Review and recommend for approval the design consultants' invoices. <br />9. Review the Construction Documents for completeness, coordination, constructability, and <br />compliance with design intent. Conduct a detailed review and redline the design documents at <br />the 50% and 90% completion stages. <br />10. Make recommendations for reducing project cost through use of alternative materials, means <br />and methods. <br />11. Prepare a detailed construction cost estimate based on 90% Construction Documents. <br />12. Submit Construction Documents and an updated project cost estimate to the City for review <br />and approval. <br />13. Coordinate with design team to incorporate City review comments into the design. <br />14. Refine the details and logistics of the interim operations plan. Obtain drawings of necessary <br />improvements to temporary space. Identify contractors to bid on those improvements. Assist <br />City in planning and implementing relocation activities. <br />15. Perform inventory of existing furnishings and equipment for possible reuse in the temporary or <br />permanent facilities. Coordinate the selection and specification of fixtures, furnishings, and <br />equipment for the project. Assist as necessary in the identification of procurement options, <br />pricing, and ordering of the selected items. <br />16. Manage the Architect's preparation of the building permit application package and monitor <br />the building permit review process. <br />Exhibit A Page 3 of 5 <br />1/10/90 Rev. <br />
