PHASE ONE <br />DESIGN DEVELOPMENT: <br />Scope of Basic Services <br />The services provided during this phase shall generally be intended to prepare from the approved <br />Schematic Design Phase documents, for approval of the City, documents to fix and describe the <br />size and character of the entire Project, including architectural; structural; mechanical; electrical; <br />civil; landscape architecture; telecommunications and audio/visual cabling infrastructure and <br />acoustic systems and materials. <br />1. Coordinate the work of the Contractor and the other subcontracted consultants. <br />2. Review and check documents. <br />3. Meet with the City project team. <br />4. Consult with the City regarding off -site parking requirements. <br />5. Based on data received from the City and the City public review process regarding design <br />concepts for the Project exterior building elevations, prepare three (3) alternative, <br />conceptual exterior building elevation designs. Assist the City to select one design. <br />Revise the architectural building floor plans and outline specifications as necessary to <br />conform with the exterior building elevation design selected and approved by the City. <br />Establish exterior material and colors. <br />6. Based on data received from the City and the City public review process regarding design <br />concepts for the Project site, plaza and parking area landscape architecture, prepare two <br />(2) alternative conceptual landscape architectural hardscape/softscape site plans. Assist <br />the City to select one design. <br />7. Prepare Design Development documents. <br />A. Prepare architectural documents to establish the final scope, relationships, forms, <br />sizes, dimensional control and appearance of the Project based on the approved <br />Schematic Design Phase documents and the exterior building elevation design <br />approved by the City. The documents shall be as follows: <br />1. Cover Sheet indicating Project building and planning data. <br />2. Site and Building Demolition Plans. <br />3. Site Plan. <br />4. Floor Plans. <br />5. Reflected Ceiling Plans. <br />6. Roof Plan. <br />7. <br />Primary Building Cross -Sections. <br />8. <br />Building Exterior Elevations. <br />9. <br />Primary Building Interior Elevations. <br />10. <br />Outline Door and Window Schedules. <br />11. <br />Outline Interior Finish Schedule. <br />12. <br />Typical Construction Details. <br />13. <br />Outline Specifications. <br />Page 3 of 10 <br />Exhibit A <br />05/01 /97 <br />
