and feature a variety of roof forms, high quality materials, extensive articulation of <br />the facade and individual identity for tenants. <br />b) Site Plan Features. The site plan features shall be of very high quality as <br />exemplified by drawings by MCG presented to the City Council on June 30, 1997. <br />The Project shall feature comfortable, attractive pedestrian circulation, a creekwalk, a <br />creekside plaza, outdoor dining areas with a view of the creek, trees and landscaping <br />throughout the parking lot, a corner feature at San Leandro Boulevard and Davis <br />Street, screening of all loading activities, decorative light standards, interior trash <br />storage for the grocery anchor and interior or exterior trash storage with a roof or <br />trellis for other tenants. <br />c) City Approvals. The circulation plan shall be approved by the City <br />Traffic Engineer or Consultant and the City Fire Department. <br />d) Relationship to the Creek. The buildings shall not be located too close <br />to the creek or loom over the creek, as presented to the City Council on June 30, <br />1997. The Project shall have visual access at specific points along the creels, but not <br />physical access to the creels and shall feature a plaza overlooking the creels. The <br />Developer shall use native, drought -resistant vegetation if needed to enhance the <br />existing vegetation. The Project shall minimize any potential negative visual impacts <br />on the view from the creels and the Developer shall provide some creels cleanup. The <br />Developer shall consider a decorative fence to reduce users access to the creels bank. <br />The Developer shall consider interpretive signing regarding the creels. The creekwalk <br />shall be gravel base instead of asphalt. The Developer shall ensure that the loading <br />dock for the grocery store tenant does not have a negative impact on the creels or the <br />adjoining neighborhood. <br />e) Relationship to Adj_oininZ Condominiums. The Developer shall consider <br />the privacy of the condominium residents in the placement of parking and buildings, <br />as presented to the City Council on June 30, 1997 and in the development of the <br />landscape plans. There shall be no creekwalk access immediately adjacent to the <br />condominium building. The creekwalk should end at a location that ensures a <br />significant setback from the creekwalk and the condominium property line. <br />f) SignaaZe. The signage for the building shall be of very high quality as <br />exemplified by the drawings by MCG presented to the City Council on June 30, <br />1997. <br />g) Parkin .
