IN THE CITY COUNCIL OF THE CITY OF SAN LEANDRO <br />RESOLUTION NO.2002 - 153 (2 9 25 ) <br />RESOLUTION APPROVING FINDINGS FOR <br />TENTATIVE MAP, TRACT 7382; 2500 DAVIS STREET <br />SUBDIVISION ON THE SOUTH SIDE OF DAVIS STREET, BETWEEN DOOLITTLE DRIVE <br />AND THE WESTERN TERMINUS OF DAVIS STREET <br />ASSESSOR'S PARCEL NUMBER 79A-515-2-8 <br />Findings <br />The City Council of the City of San Leandro finds that the proposed map, together with the <br />provisions for its design and improvements, are as follows: <br />A. The proposed map will be consistent with the General Plan in that it provides for an <br />industrial business park use in an area with existing industrial uses. <br />B. The design and improvements of the proposed subdivision is consistent with the General <br />Plan in that it includes an orderly division of parcels, which are adequately served by <br />streets and with drainage for the proposed development. The drainage has been designed <br />to minimize impacts to the on -site wetlands mitigation area. <br />C. The site is physically suitable for industrial business park development in that it is <br />relatively flat, and there are no known problems regarding, cultural, historical or scenic <br />aspects. Soil stability and remediation of hazardous materials will be reviewed thoroughly <br />prior to issuance of building permits. <br />D. The proposed intensity of development for the entire site, with a Floor Area Ratio (FAR) <br />of .5, will be compatible with adjacent existing mixture of uses which includes the Davis <br />Street Transfer Station, the City's Water Pollution Control Plant, and various <br />manufacturing and scrap metal dealers. <br />E. The design of the subdivision or proposed improvements are not likely to cause <br />substantial environmental damage or substantially and avoidably injure fish or wildlife or <br />their habitat as stated in the Mitigated Negative Declaration. The project has been <br />designed to avoid or minimize impacts to the on -site wetlands mitigation area, which is <br />under the jurisdiction of the Army Corps of Engineers. <br />F. The design of the subdivision or type of improvements is not likely to cause serious <br />public health problems. Any storage and/or use of potentially hazardous materials that <br />may be utilized by future unknown tenants will be required to adhere to the various <br />requirements and regulations of the State of California, Alameda County Fire <br />Department, County Health Department, and the City's Environmental Services Division. <br />
