together with any and all improvements now,or hereafter during the term, <br />located upon said real property, said real property and all improvements <br />being herein referred to as the "demised premises". <br />2. Term. The term of this Lease shall be for the term commencing <br />upon the date of execution hereof and ending July 1, 1958. <br />3. Payments. Lessee agrees to pay Lessor for the demised premises <br />Three and 501100 Dollars ($3.50) per each useful parking space per month <br />during the term of this Lease. All such payments shall be made by Lessee <br />in lawful money of the United States of America free from all claims, de- <br />mands, or set offs against Lessor of any kind or character whatsoever. <br />4. Use of Demised Premises. The demised premises shall be used <br />solely for the operation of a public automobile parking facility and shall <br />be operated for the benefit and convenience of the public, who shall have <br />the right to use said facility at all times herein mentioned at the estab- <br />lished rates and charges as hereinafter provided. <br />Lessee shall not do or permit anything to be done in or about the <br />demised premises, or bring or keep anything therein, which will in any way <br />conflict with any law, ordinance, or rule or regulation which now or may <br />hereafter be enacted or promulgated by any public authority, or create or <br />suffer to be created a nuisance, or commit or suffer to be committed any <br />waste upon the premises, or use, or allow the premises to be used for any <br />improper, immoral, unlawful, or objeetional purposes, or obstruct the <br />sidewalk in front of, within, or adjacent to the premises, or do or permit <br />to be done, anything in any way tending to disturb the occupants of the <br />neighboring property. Lessee shall abide by all laws and governmental <br />order or regulations and amendments thereto controlling or limiting in <br />any way, at the present or in the future, Lessees use of the demised <br />premises during the term hereof. <br />5. Alterations and Improvements. Lessee shall not construct any <br />building or buildings upon the said demised premises without the consent <br />of Lessor. <br />-2- <br />
