6. Maintenance and Repairs. Lessee, at its own cost and expense, <br />shall maintain said demised premises and every part or facility thereof <br />in good order and repair and in good and safe condition, and at its own <br />expense make all repairs necessary thereto, all of which obligations of <br />Lessee shall be performed to the satisfaction of Lessor. Lessee waives <br />the benefits of sub -sections 1 and 2 of section 1932 and of sections 1941 <br />and 1942 of the California Civil Code and all rights to make repairs at <br />the expense of Lessor as provided in said sections. Upon termination of <br />this Lease, Lessee shall surrender the demised premises, free and clear <br />of all liens and encumbrances, in as good condition as when received, ex- <br />cept for ordinary wear and tear and damage by act of God, the elements, <br />the public enemy or any casualty, which shall be deemed not included with- <br />in Lessee's obligation to maintain, repair, or rebuild the demised premises. <br />7. Utilities, etc. Lessee shall pay the established charges for all <br />utility services furnished to, or used by, Lessee on or about the premises, <br />for connection to same, and for such other special services which it may <br />require in the demised premises. <br />8. Advertising Signs. Lessee shall not erect or display or permit <br />to be erected or displayed any sign or advertising matter of any kind on <br />the demised premises without first obtaining the written consent of Lessor; <br />provided, however, that Lessee shall at its own expense, install and main- <br />tain suitable signs as are requested and approved by Lessor to designate <br />appropriately the parking areas and their entrances and exits, as well as <br />for other purposes. <br />9. Ingress and Egress. Lessee shall have and enjoy full rights of <br />ingress to and egress from the demised premises for all uses of the de- <br />mised premises as are specified in this Lease, subject only to such inter- <br />ferences or disturbances beyond the control of Lessor and to such reason- <br />able rules and regulations as may be established by Lessor respecting such <br />use. <br />10. Inspection of Premises. Lessee will permit Lessor, its re- <br />spective agents or employees to enter into and upon the premises at all <br />-3- <br />
