reasonable times for the purpose of inspecting the same. <br />11. Rates and Charges. It is agreed by Lessee that the public, as <br />a matter of right, shall be entitled to use the demised premises as a <br />public parking facility at all times during which said facility shall be <br />operated subject to such rates, charges, regulations, and restrictions as <br />shall be initially fixed and established or from time to time thereafter <br />modified by Lessor. Modification of Certain Terms. It is agreed by Lessee that <br />Lessor may from time to time establish and thereafter modify all rates <br />and charges for parking of vehicles by Lessee or any other person, firm, <br />or corporation, and reasonable rules and regulations with respect to the <br />hours and days of operation by Lessee, restrictions on all -day and monthly <br />parking, and the public uses and purposes permissible on or in the demised <br />premises. <br />13. Liability and Property Damage Insurance. Lessee shall throughout <br />the term of this Lease, at its ovum cost and expense, procure and maintain <br />in full force and effect an insurance policy or policies in protection of <br />Frank G. Matoza, Lessor, and the officers, agents, and employees of each <br />of them, with regard to Parcel I of the said demised premises, and the <br />Lessor and the officers, agents, and employees of the Lessor with regard <br />to Parcels II and III of the said demised premises, in form approved by <br />the City Attorney, indemnifying said parties against loss or liability <br />for damages for personal injury, death, or property damage occasioned by <br />reason of the operations of Lessee upon, in, and around the demised prem- <br />ises, with minimum liability limits of $100,000.00 for personal injury or <br />death of each person and $200,000.00 for personal injury or deaths of two <br />-4- <br />
