2 EXISTING CONDITIONS <br /> San Leandro Crosstown Corridors Study 2-2 <br />2.2 Land Use Context and Key <br />Destinations <br />Land use and key destinations along the corridor provide important context <br />when looking at travel patterns and travel mode choice for people traveling on <br />the corridors. This Study analyzed the land use along the corridor to <br />understand that context. <br />Bancroft Avenue <br />The land use on Bancroft Avenue primarily consists of both single- and multi- <br />family residential, interspersed with commercial and institutional uses along <br />the corridor. The Broadmoor Business District, clustered around Dutton <br />Avenue and extending north to Durant Avenue, is primarily small business es, <br />including popular restaurants and cafes along with a large Safeway store that <br />serves the broader community. <br />Seven schools are located along or near Bancroft Avenue . Bancroft Middle <br />School and San Leandro High School are both located directly on the corridor, <br />with long frontages and large campuses that serve students and families from <br />throughout San Leandro. The corridor also serves four neighborhood <br />elementary schools (McKinley Elementary and Jefferson Elementary), parks, <br />and faith-based institutions. The corridor is a key connector to destinations <br />just beyond Bancroft Avenue, including Bay Fair BART station, San Leandro’s <br />downtown, and the Bayfair shopping center. A map of land uses and key <br />destinations is shown in Figure 2-1: Bancroft Avenue Land Use and Key <br />Destinations. <br />Key Destinations <br />• Schools: San Leandro High, Bancroft Middle, Jefferson Elementary, <br />and McKinley Elementary Schools are located on the corridor. <br />Washington and Roosevelt Elementary Schools are nearby. <br />• Businesses: The Broadmoor Business District near Dutton Avenue, <br />including Safeway, is a major destination. The intersection of <br />Bancroft Avenue and East 14th Street is also a hub for retail and <br />dining. Other small businesses including small healthcare facilities <br />are interspersed along the corridor. <br />• Parks: Victoria Park, Memorial Park, and Toyon Park are directly on <br />the corridor, with Farrelly Pool and McCartney Park nearby. <br />• Faith-Based Institutions: Several large faith-based institutions are <br />located along Bancroft Avenue, including the San Leandro Church of <br />Latter-Day Saints, Temple Beth Sholom, First United Methodist <br />Church, and Praises of Zion Missionary Baptist Church. <br />• Transit Connections: AC Transit Line 40 runs on Bancroft Avenue <br />and Bay Fair BART is located approximately 0.8 miles south of <br />the corridor. <br /> Bancroft Avenue facing Dutton Avenue in the Broadmoor Business District DRA <br />F <br />T
