Fabrication or storage of products is not allowed in outdoor areas. The use, <br />occupation, or paving of the space behind the existing building shall be subject to <br />a Site Plan Review, pursuant to Z.C. 2.12.404 and may require additional visual <br />screening or stormwater infrastructure. <br />D. Expiration. Pursuant to Zoning Code Section 5.12.132, this approval shall lapse <br />on Monday, October 7, 2024, unless a) there is diligent progress evidencing a good <br />faith intent to commence the intended use, or b) an occupancy permit has been <br />issued, or c) a written request for a one-year extension of the approval is approved <br />by the Zoning Enforcement Official. <br />E. Succession. The Applicant and/or Property Owner shall be responsible for assuring <br />that any successor in interest who assumes responsibility for this zoning approval <br />is informed of its terms and conditions. <br />F. Amendments. No application for amendment of the application or Conditions of <br />Approval may be accepted or submitted for processing by the City unless (i) there <br />is full compliance with all terms of the application and Conditions of Approval; or <br />(ii) the Community Development Director waives compliance with the terms of the <br />application and Conditions of Approval pending application for the amendment. <br />II. REQUIRED ON -SITE IMPROVEMENTS <br />A. Mechanical Screening. Prior to issuance of building permits, all exterior and roof- <br />top mechanical equipment shall be designed to be screened from view so as not to <br />be visible from the street, to the satisfaction of the Zoning Enforcement Official or <br />Community Development Director. <br />B. Exterior Lighting. Prior to issuance of grading and/or building permits, the <br />Applicant/Property Owner shall indicate details and specifications for exterior <br />lighting on the proposed structure. New on -site lighting shall require a plan <br />including specifications of lighting standards and photometric calculations. Any <br />new exterior lighting proposed shall be low wattage, located and designed to be <br />fully shielded to cast light downward and not shine on adjacent properties or the <br />adjacent freeway. <br />C. Unpermitted Signs. Prior to issuance of building permits, all unpermitted signage <br />shall be removed, including the unpermitted freestanding sign at the existing <br />driveway. The applicant shall provide the Planning Division with current photos of <br />the site and all building elevations, showing that the signs have been removed to <br />the satisfaction of the Zoning Enforcement Official or Community Development <br />Director. <br />D. Unpermitted Fences and Gates. Prior to building or grading permit final, <br />whichever comes first, all new and remaining fences and gates shall be compliant <br />with Zoning Code Section 4.04.364.
