<br /> <br />Non-Professional Services Agreement between April 1, 2024 <br />City of San Leandro and Impec Group—Exhibit D Page 22 of 36 <br />1040 Security <br />1. Prior to entering any building with an alarm system or security s ystem, Contractor is responsible for <br />deactivating the alarm system. Upon leaving the building, Contractor is responsible for: <br />a. Closing and locking all closets and storage areas. <br />b. Clearing the building of all janitorial staff. <br />c. Locking all outside permitter doors <br />d. Activating the alarm system <br />e. Close and lock any exterior windows <br />2. Contractor’s personnel shall not be allowed in City facilities outside of normal business hours unless <br />they are performing work for the Contractor. <br />3. All spaces shall be locked, and the lights turned off when cleaning in each area has been completed. <br />Security lights (as directed) shall be turned on prior to leaving the facility. <br />4. Keys and card readers required by the contractor will be furnished by the City to the designated <br />contractor employee on a custody receipt and shall be returned to the City on demand. Keys are <br />assigned to specific contractor employees and shall not be shared between contract staff nor handed <br />off to another contract employee. <br />5. Any loss of keys must be reported to the City’s Buildings Supervisor immediately. Keys are to be <br />made only by the City. Should a lost or stolen key jeopardize the security of the City facility, the <br />contractor may be totally responsible for all costs incurred by the City in re -keying the lock system. <br />The contractor is advised that this process could be quite costly. <br />6. All exiting doors are to remain locked while the contractor is in the space during service hours when <br />the building is closed to the public. <br />7. Do not assist entry of anyone except contractor, City employees with a City ID, or Police/Fire <br />personnel. <br />8. Contractor’s personnel shall immediately report to their supervisor and City personnel, problems <br />dealing with unauthorized or suspicious persons, conditions indicating theft, break -in or vandalism, <br />and building system failures. The Contractor’s employees shall report to emergency personnel <br />situations such as: fire, smoke, unusual odors, broken pipes or floods, and take appropriate safety <br />measures. <br />9. If the contractor’s employees fail to properly arm or disarm the security alarm system, and City staff <br />are called out after hours to address this, the City will determine that this is in non -compliance with <br />the agreement and will take remedies per that section of the agreement. <br />1050 Energy Conservation <br />1. Contractor shall instruct all employees performing work within the facility to utilize methods which will <br />maximize energy conservation. This shall include the turning on of light fixtures ONLY IN THE <br />AREAS where work is in progress, and turning off all lights when work is completed. <br />2. HVAC systems are set automatically by the City and shall not be adjusted by the contractor. <br />1060 City Facility Usage Schedule <br />1. The City shall provide the contractor with access to a web-based program that lists ongoing and <br />special meetings and ongoing and special events scheduled. The contractor shall make him/herself <br />aware of current meeting schedules, holidays and other work routines within the facility and conduct <br />his/her work in such a manner as to cause no interference with the execution of City business. <br />2.
