<br /> <br />Page 17 of 65 <br /> <br />○ Develop a travel shed model that will determine how far travelers can go from the <br />station today in 5 or 12 minutes. The travel sheds will be performed for at least <br />the following commuters: fully able pedestrian, reduced mobility pedestrian, bike, <br />e-bike, and transit (30 minutes). The travel sheds will help inform the CBTP Study <br />Area. <br />○ Prepare maps that illustrate sidewalk and bicycle infrastructure gaps for the <br />CBTP area. <br />● Review relevant reports and studies that provide additional context to the Development <br />Plan area, including City and BART TDM policies and best practices. Prepare a <br />centralized database with all information collected under this task and the public parking <br />information collected in Task 3.3(B) below. We will use a web-based platform to produce <br />maps and datasets, with no need for installing additional software. <br /> <br />UFS will create diagrams to summarize existing multimodal access and circulation and highlight <br />barriers and deficiencies to be addressed in the Development Plan. <br />Deliverables: <br />• A consolidated geospatial database will be produced with the production of individual maps <br />for each data layer as needed. This consolidated database will include all available <br />information as it relates to the listed tasks. <br />• Existing Access and Circulation Maps <br />• Existing Access and Circulation Memo (Note: Memos are internal and will be combined <br />into a final Existing Conditions Memo.) <br />• Existing Access and Circulation Presentation for CBTP Meetings <br />• Existing Access and Circulation Section of the Existing Conditions Presentation <br /> <br />3.3 Existing Development Context <br />The Existing Development Context will be provided with a Property Ownership Profile Report <br />consisting of maps and a spreadsheet to catalog existing ownership of the Development Plan <br />area (12 parcels). This work will be coordinated by UFS and supported by RRER. All data <br />collected will be based on property owners’ cooperation, purchased title reports, and information <br />in the public domain. When not available in public documents, RRER will outreach to each <br />property owner to discuss. <br /> <br />RRER will Catalog existing owners in the Plan Area, including Real Estate Agreements (REAs), <br />Codes Covenants and Restrictions (CC&Rs), Lease Agreements, Parking Agreements, and <br />other private property agreements and restrictions that may limit future development. <br />Deliverables: <br />• Property Ownership Profile Spreadsheet: <br />o Including ownership entity name/address and contact information (if available), <br />date of purchase of property and estimated purchase price (when not <br />Docusign Envelope ID: 885601F4-01B5-4FAB-A341-08EBC29876AA
