<br />2.2.5 The Consultant shall prepare for approval by the City, Schematic Building Design <br />documents consisting of floor plan, building elevations, site plan, and engineering <br />drawings such that major elements are determined and other documentation to fix <br />and describe the size and character of the Building as to civil, landscape, <br />architectural, structural, mechanical and electrical systems, and materials. <br />Cladding materials shall be selected. Furniture layout shall be shown on the floor <br />plan. Such elements as may be appropriate to illustrate the scale and relationship <br />ofthe Building and Project components shall be shown. Work shall be sufficient <br />to establish the basis of the work to be completed in Phase 2- Design. <br />2.2.6 The Consultant shall prepare up to three perspectives for the project showing the <br />exterior and interior characters of the building. <br />2.2.7 The Consultant shall update the preliminary Statement of Probable Construction <br />Cost for the Schematic Design documents. <br />2.2.8 The Consultant shall evaluate the design to check conformance with the LEED <br />Green Building Rating System. <br /> <br />Meetings: <br /> <br />Six (6) Meetings with the PMT. <br />One (I) Design Workshop with the PMT. <br />Three (3) Meetings with the Advisory Committee. <br />One (1) Meeting with the Planning Commission. <br /> <br />Deliverables: Schematic Site Package, Schematic Building Package, Statement <br />of Probable Construction Cost, Narrative Specifications, and <br />Professional Rendering( s). <br /> <br />2.3 Phase 1 Design <br />2.3.1 Based on the approved Schematic Site Design documents the consultant shall <br />prepare bid documents for the Phase I Work. Phase 1- Work shall include the <br />realignment of the site driveway and drive aisle, a new traffic signal, <br />approximately 122 parking stalls located on the north side of the realigned drive <br />aisle, landscaping, a 'monument' sign, site lighting and site electrical, irrigation <br />water and storm water utilities. <br />2.3.2 The Consultant shall include improvements within the State right-of -way on East <br />14th Street within the Phase 1- Work documents. <br />2.3.2.1 The Consultant shall make a submittal to California Department of <br />Transportation for approval for the improvements within the State right- <br />of-way on East 14th Street. <br />2.3.2.1 Consultant shall obtain an encroachment permit for the work within the <br />State right-of-way from California Department of Transportation. <br />2.3.3 Preparation of Phase 1- Work construction documents. Based on the approved <br />Schematic Site Design Documents and any further adjustment in the scope or <br />quality of the Project or in the Project budget authorized by the City, the <br />Consultant shall prepare for approval by the City, Construction Documents <br />consisting of Drawings and Specifications setting forth in detail the requirements <br />for construction of the Phase 1- Work.
