<br />EXHIBIT F <br />GENERAL INFORMATION NOTICE OF NON-DISPLACEMENT <br /> <br />May _, 2005 <br /> <br />2398 East 14lh Street, Room#_ <br />San Leandro, California 94577 <br /> <br />Dear <br /> <br />The owner of the Islander Lodge Motel has entered into a Purchase Agreement with the Redevelopment <br />Agency of the City of San Leandro ("Agency"). The Agency intends to purchase the Islander Lodge Motel <br />("Property") and to work with a non-profit organization that will operate, and eventually own, the Property as an <br />apartment building. You are encouraged to remain at the Property as a tenant. When the new owner takes <br />possession of the property, you will be notified in writing and will be provided additional information about your <br />rights and responsibilities as a renter. <br /> <br />This is a General Information Notice of Non-Displacement. You are not required to move as a result of the <br />sale of the Property. This notice guarantees that you will have the opportunity to rent and occupy your present unit <br />(or another suitable, decent, safe and sanitary apartment in the same building); or, ifthere are no suitable, decent, <br />safe, and sanitary apartments in the same building, you will be offered appropriate housing relocation options. <br />Following the property's sale, you will be required to execute a new rental agreement. Under this new rental <br />agreement, your monthly rent will probably change, based on the standard that your new rent and estimated average <br />utility costs will not exceed 30% of the gross income of all of the adult members of your household. Of course, you <br />must comply with the reasonable terms and conditions of your rental agreement. <br /> <br />Since you will have the opportunity to remain a tenant of the property, I urge you not to move. If you do <br />elect to move for your own reasons, you will not receive any relocation assistance. Because Federal assistance may <br />be involved, you are protected by the Uniform Relocation Assistance and Real Property Acquisition Policies Act of <br />1970, as amended. <br /> <br />If you have any questions, please contact Ms. Karen Eddleman of Associated Right of Way Services. Ms. <br />Eddleman and Agency staff will be providing you with additional information about the future of the Property as the <br />sale moves forward, as well as requesting interviews with all residents. Meanwhile, should you have questions, you <br />can reach her by calling her office toll-free at 1-800 558-5151.
