Project by these Conditions of Approval) will begin on the date of the <br />conditional approval of this Project. If you fail to file a protest within this <br />90 -day period, complying with all of the requirements of Government Code <br />Section 66020, you will be legally barred from later challenging any such <br />fees, dedications, reservations or other exactions. <br />C. Site Improvement Plans for all on-site and off-site improvements shall be <br />approved by the City Engineer prior to the approval of the building permit(s) <br />for the project. All improvements shall be designed and constructed in <br />accordance with the City's Design Standards, Specifications and Standard <br />Plans, unless otherwise specifically approved by the City Engineer. <br />D. Prior to the issuance of the building permit, the Subdivider shall pay Park <br />Development Impact Fee as per Section 800 of Chapter 1 Title VII of San <br />Leandro Municipal Code and Master Fee Schedule. Also, Subdivider shall <br />pay Development Fee for Street Improvement (DFSI), Utility Underground <br />Conversion Fee, Sewer Connection fee and other fees as required by City <br />Ordinances and regulations. <br />E. Design review fees, development impact fees, permit fees, inspection fees, <br />and any other fees charged by the City or other reviewing agencies for the <br />review, approval, permitting and inspection of any necessary public <br />improvements shall be paid by the Developer. <br />F. Prior to the issuance of the building permit, a Development Fee for Street <br />Improvements (DFSI) in the amount of $3,232.92 ($1,077.64 per new <br />single-family residential unit) shall be paid to the City of San Leandro. <br />G. Prior to the issuance of the building permit, an Overhead Utility Conversion <br />Fee in the amount of $3,394.29 shall be paid to the City of San Leandro for <br />the undergrounding of overhead utilities that has been completed on Callan <br />Avenue along the project frontage. <br />H. Prior to the issuance of the building permit, a Park Facilities Development <br />Impact Fee in the amount of $35,471.07 ($11,823.69 per new single-family <br />residential unit) shall be paid to the City of San Leandro. <br />I. Applicant shall remove any broken and uplifted driveway, sidewalk, curb <br />and gutter along the full project frontage and shall construct new City <br />standard driveway, sidewalk, curb and gutter in the same location and <br />alignment as the existing facilities. <br />J. Prior to the issuance of building permits for the project, the Applicant shall <br />obtain encroachment permits from the San Leandro Engineering and <br />Transportation Department for any work that is to be done within the City <br />right-of-way. <br />K. All utilities and services to the new and existing buildings shall be placed <br />underground. <br />L.
