M. All TV cable facilities shall be located and installed in accordance with the <br />City's "Design and Construction Standards for Ground -Mounted TV Cable <br />Facilities". <br />N. Prior to the issuance of the Building Permit, a parcel map shall be submitted <br />and processed through the San Leandro Engineering & Transportation <br />Department for the creation of four new parcels from the existing two <br />parcels. <br />O. Prior to approval of the building permit(s) for this project, the Subdivider <br />shall submit for approval by the City Engineer, an estimate of the cost of all <br />work and improvements to be performed, both within the public rights-of- <br />way and the project boundaries. <br />P. Prior to the recordation of the parcel map with the Alameda County <br />Recorder, Subdivider shall submit to the City Engineer a computer disk <br />with a file of the points and lines of the parcel map in an AutoCAD - <br />readable format compatible with the City's Automated Mapping System. <br />Additional Subdivider is to provide a computer disk that includes <br />AutoCAD- readable files of the public and private improvements, PDF <br />files of geotechnical reports, hydraulic reports and any other required <br />submitted documents. <br />Q. A reciprocal driveway easement shall be provided over the shared driveway <br />areas and shown on the parcel map. <br />R. Public Utility Easements shall be provided over the private driveway to <br />serve the site. <br />S. A Homeowners Association shall be required for this residential <br />subdivision, including the property owner of the existing duplex building, <br />and a Homeowners Association shall be referenced in the CC&Rs. The <br />Homeowners Association shall be required to maintain the common areas <br />such as the driveway/roadway, and landscaping. <br />T. The proposed Conditions, Covenants, and Restrictions (CC&R's) for the <br />project shall be submitted to the Engineering and Transportation <br />Department for review prior to approval of the building permit(s) for this <br />proj ect. <br />U. The CC&R's shall include provisions requiring garbage and recycle bins of <br />those households to be placed on Callan Avenue so that refuse and recycle <br />trucks do not have to enter the driving aisle. <br />V.
