shall be submitted to the City engineer, for review and approval, prior to issuance <br />of the building permits. <br />AA. Dti~ring construction the following high standards for sanitation are required: <br />Garbage cans, construction dumpsters, and debris piles shall be removed on a <br />minimum weekly basis. All food related trash items such as wrappers, cans, bottles, <br />and food scraps shall be disposed of in closed containers only and shall be regularly <br />removed from the site. Inspections, conducted as part of the regular construction <br />compliance, will be conducted to ensure compliance of the Applicant and <br />contractors with this requirement. <br />VI. FIRE DEPARTMENT REQUIREMENTS <br />A. Prior to issuance of a Certificate of Occupancy, all Building Code and Fire Code <br />requirements shall be completed to the satisfaction of the Fire Marshal and Chief <br />:Building Official. <br />B. The project shall comply with the applicable Building and Fire Codes. Site plan <br />and construction plans shall be provided for review and approval by the Fire <br />Department. The project shall comply with the California Fire Code articles 63 <br />and 81. <br />C. Any manually operated gate that serves as a means of fire access shall have <br />installed a Knox Key Box accessible from the egress (entrance) side of the gate. <br />D. Any electrically controlled gates shall be provided with an emergency gate over- <br />ride Knox key switch far Fire Department access. <br />E. Fire hydrants on-site and on the public streets shall be provided in accordance <br />with the California Fire Code. The hydrants shall be spaced at an average of 350 <br />feet. Prior to issuance of building permits, fire flow information for the site shall <br />be provided to the Fire Department (said fire flow information is available from <br />the East Bay Municipal Utility District, EBMUD). The minimum required fire <br />flow for the site is 4,000 gallons per minute (g.p.m.) at 20 pounds per square inch <br />(p.S1.). <br />VII. ENVIRONMENTAL SERVICES REQUIREMENTS <br />A. Prior to issuance of a Certificate of Occupancy or final of a business license, <br />whichever occurs first, a Hazardous Materials Business Plan (HMBP) shall be <br />submitted to the Environmental Services Division for the storage and use of <br />planned hazardous materials and/or generation of hazardous waste. The plan is <br />subject to the review and approval of the Environmental Services Division. <br />B. All fees and charges related to Environmental Services programs shall be paid <br />promptly in full. Failure to keep accounts current shall be grounds for revocation <br />of the Variance, Parking Exception and Site Plan permit. <br />Agreement to Conditions September 6, 2007 <br />PLN2007-00040 Page 11 of 16 <br />
