development and redevelopment projects. Prior to issuance of building permit, the <br />Applicant shall pay $250,000.00, a proportionate share of the cost of said <br />improvements to the I-880 and Marina Boulevard interchange project, to the City of <br />San Leandro. <br />I. Onsite parking spaces shall be constructed and installed per City Standard Plan <br />No. 600 & 602. <br />J. A stop sign and pavement stop legend shall be installed at the site entrance facing <br />exiting traffic. <br />K. The Union Pacific Railroad crossing shall be designed with adequate safety <br />measures such that it can be designated as a quiet zone, which is a railroad grade <br />crossing at which trains are prohibited from sounding their horns in order to <br />decrease the noise level for nearby residential communities. <br />L. Ramps shall be provided from the handicap stalls onto the accessible pathway <br />adjacent to these parking spaces. <br />M. Applicant shall remove any broken and uplifted driveway, sidewalk, curb and gutter <br />along the fiill project frontage and shall construct new City standard driveway, <br />sidewalk, curb and gutter in the same location and alignment as the existing <br />facilities. <br />N. All abandoned driveways shall be removed and replaced with City standard <br />sidewalk, curb and gutter. <br />O. Calculations for the storm drain system, stormwater treatment devices, and <br />hydromodification management measures shall be submitted for review. <br />P. Prior to the issuance of building permits for the project, the Applicant shall obtain <br />an encroaclnnent permit from the San Leandro Engineering and Transportation <br />Department for work to be performed within the public right-of--way, such as the <br />installation of the driveway for the secondary entrance. <br />Q. The Applicant shall comply with the provisions of the City's Grading Ordinance <br />and the Urban Runoff Clean Water Program. The City requires a grading permit <br />any time more than fifty (50) cubic yards of material is moved or more than 5000 <br />square feet is disturbed. The Ordinance requires that an erosion control and <br />sediment plan be prepared, submitted and approved by the City prior to issuance <br />of a Grading Permit. <br />R. A permit from Alameda County shall be obtained for the connection to the 30 <br />inch Alameda County storm drain line near the southernmost corner of this <br />property. <br />Agreement to Conditions September 6, 2007 <br />PLN2007-00040 Page 9 of 16 <br />
