The formal entry to the building will be from San Leandro Boulevard. This entry will have a <br />grand stairway to the podium (which will double as the fire ladder access point). Two additional <br />resident entry/lobbies are provided off of West Juana Avenue and the paseo near Carpentier <br />Street. The ground -level will also contain the "back of house" functions like trash, utility, <br />mechanical, electrical, maintenance and similar rooms. Also within this level will be resident <br />storage lockers and a resident bike storage room. <br />The majority of the homes will be on or above the podium and accessed from a double -loaded <br />corridor. Three elevators are provided and distributed around the property. This allows minimal <br />travel distance from the resident's car or bike to their unit. Four exit stairways are provided <br />along with two trash rooms on each floor. The trash rooms will contain dual chutes, one for trash <br />and the other for recycled materials: <br />All the units will have high 9' ceilings. Each residential unit will include: air conditioning; <br />washer/dryers; all -electric kitchens; wiring for cable, internet and multiple phone lines. <br />The podium level will contain a multitude of amenities. The amenities will include a two-story <br />high interior multi-purpose club room with a full kitchen. This room will open up to an <br />expansive exterior patio area that overlooks San Leandro Boulevard. On the opposite side of the <br />lounge will be similar high -ceiling fitness room equipped with the latest in exercise equipment. <br />Next to the fitness room will be men's and women's showers and restrooms. Outside of the <br />fitness room will be a BBQ lounge and outdoor eating area. In the center of the podium will be a <br />heated pool, spa and sun deck. Also within the podium will be a fire pit lounge area and other <br />seating and congregating areas. Finally, the podium level courtyard facing units will have <br />expanded private decks surrounded by raised planters and fences. <br />The sidewalk along Carpentier Street will be replaced in its current location. The existing mature <br />trees will be saved (pruned and thinned) with the exception of those conflicting with new entries. <br />These trees have been topped due to conflicts with the overhead power lines. The <br />undergrounding of these lines (see Utilities below) will allow the existing trees to grow higher <br />and match those on the opposite side of Carpentier Street and along West Juana Avenue. <br />A number of the residential units will have entries along the paseo to increase safety and <br />encourage use. A bio-swale will be incorporated within the landscaped area to treat stormwater <br />runoff. <br />Replacement Parking Garage <br />The Replacement Parking Garage will be located at the south end of Site #2 and a portion of Site <br />#3 (Martinez Street) (Lot 3 of vesting map 8010 previously approved by the Planning <br />Commission and City Council ) which will be vacated. The four -level, 339 space parking <br />structure, will be constructed of concrete, and will include auto and van accessible stalls.
