The proposed automobile dealership includes several service areas, which would be <br /> utilized to perform diagnostics and repair of vehicles. Potential hazardous/flammable materials <br /> typically found in this type of use include, but are not limited to: motor oil (both new and used), <br /> petroleum products, batteries, and various solvents. Use of these types of materials is highly <br /> regulated by local and state agencies. As a standard condition of approval, the applicant shall be <br /> required to file a Hazardous Materials Business Plan with the City of San Leandro <br /> Environmental Services Division. No significant impacts are anticipated. <br /> 17. b. Please refer to the discussion under item 10 above. <br /> 18. As is typical of automobile dealerships, the proposed Ford dealership has indicated display <br /> vehicle areas, primarily along the Marina Boulevard and Teagarden Street frontages. The <br /> preliminary site plan shows a total of 379 display parking spaces on-site. ',The building will <br /> vary in height from 24 feet for the building parapet to 32 feet for the main entry treatment. <br /> The showroom building will be two stories with auto display and offices on the main floor <br /> and offices and training rooms on the partial second floor. The building exterior will be <br /> stucco with aluminum store front display windows. Colors will be white and gray walls <br /> with blue accents above the main showroom windows. Existing perimeter landscaping is <br /> proposed to be enhanced. <br /> Although the proposed project represents a change in land use, the project site is located in <br /> close proximity to the existing Marina Square Auto Center, which is located on the north <br /> side of Marina Boulevard, across from the Marina Square retail shopping center. Due to the <br /> existing retail, manufacturing, and automobile-related uses in the project vicinity, no <br /> significant aesthetic impacts are anticipated <br /> 3% <br />
