<br /> 112 <br /> <br />1. MAJOR Residential Site Plan Review—Large Home. For projects that meet the <br />requirements for Major Residential Site Plan Review as specified in Subsection <br />B.1.a above, the Board of Zoning Adjustments (BZA) shall review and either ap- <br />prove, conditionally approve or deny a Residential Site Plan. <br /> <br />2. MAJOR Residential Site Plan Review—Major Addition or Third Story. For projects <br />that meet the requirements for Major Residential Site Plan Review as specified in <br />Subsection B.1.b or B.1.c above, a public hearing is required and the Zoning En- <br />forcement Official (ZEO) shall be the decision-maker, unless the ZEO defers ac- <br />tion to the Site Development Sub-Commission (SDSC). The ZEO or SDSC shall <br />approve, conditionally approve, or deny the Residential Site Plan. <br /> <br />3. MINOR Residential Site Plan Review. For projects that meet the requirements for <br />Minor Residential Site Plan Review as specified in Subsection B.2 above, no pub- <br />lic hearing is required and the Zoning Enforcement Official (ZEO) shall be the de- <br />cision-maker, unless the ZEO defers action to the Site Development Sub-Com- <br />mission (SDSC). The ZEO or SDSC shall approve, conditionally approve, or deny <br />the Residential Site Plan. <br /> <br />1. Residential Site Plan Review for Projects that Require Discretionary Zoning Per- <br />mits and for New Large Homes. For single-family construction projects requiring <br />Conditional Use Permit or Variance Approval, the Board of Zoning Adjustments <br />shall review and either approve, conditionally approve or deny a Residential Site <br />Plan in conjunction with its review of the Use Permit or Variance. <br /> <br />For New Large Homes, the Board of Zoning Adjustments shall review and either <br />approve, conditionally approve or deny a Residential Site Plan, whether in con- <br />junction with other discretionary zoning permits or not. <br /> <br />2. Residential Site Plan Review for Projects that Do Not Require Discretionary Zoning <br />Permits, Except for New Large Homes. The Zoning Enforcement Official shall be <br />the decision-maker, unless the Zoning Enforcement Official defers action to the <br />Site Development Sub-Commission. The Zoning Enforcement Official or Site De- <br />velopment Sub-Commission shall approve, conditionally approve or deny the Res- <br />idential Site Plan. <br /> <br />F. Noticing, Review and Hearing Requirements. Prior to a decision-maker’s action on an <br />application as outlined in Subsection E above, public notice shall be given as specified <br />below: <br /> <br />1. MAJOR Residential Site Plan Review—Large Home.
