501 System Checks – Annual and Routine <br /> <br />a) A thorough ANNUAL system initialization check shall be performed at the beginning of <br />the irrigation season [generally in February to March] and will include inspection, an <br />audit to identify low heads, overspray, water pressure, high flows, bursts, mis aligned <br />heads and runoff, recommended adjustments and repairs. <br />b) Head adjustments or repairs/replacement will be made in order to: <br />a. provide uniform coverage; <br />b. reduce or eliminate run off; <br />c. Ensure proper soil moisture; <br />d. Reduce visible stress to turf or landscape areas; <br />e. Reduce or eliminate standing water; <br />f. reduce overspray onto hardscape surfaces, vehicles, pavement, pedestrians; <br />g. identify and list any problems with the operation and efficiency of the system. <br /> <br />c) System Check Inspections shall be documented on City provided format and signed/dated <br />by the staff performing the inspection then turned into the City once completed. <br />Contractor shall identify and list any problems with the operation and efficiency of the <br />system, create a timely plan to address them prior to grow season, and advise the City in <br />writing about repairs that may be needed that are not in the Contractor’s scope of work. <br /> <br />d) During these inspections the contractor shall adjust the water budget to ensure the amount <br />of water being applied matches the needs of the plant material as closely as possible, <br />while adhering to any watering restrictions in place. <br />a. During the irrigation inspections the City may provide the contractor with new <br />irrigation controller back up batteries that will be installed by the contractor and <br />all old batteries will be returned to the City for proper disposal. <br /> <br />e) Valve boxes/irrigation boxes shall be set/re-set at grade [not sunken] with turf and within <br />landscape areas only in locations where they pose a hazard to pedestrians. <br /> <br />f) Routine system checks shall be performed at least twice a month during the period where <br />the irrigation system is operating [generally April to November] to ensure there is no <br />runoff, overspray, runoff, etc. Each station shall be operated for about a minute, and <br />adjustments made on that site visit. <br /> <br />g) During the winter/rainy season, irrigation systems/controllers/clocks will be turned off by <br />the Contractor under the direction of the City. However, the contractor shall perform a <br />station operation check once per month to keep the system active. <br /> <br />h) Contractor will be provided access/keys to the irrigation controllers.
